This Privacy Policy governs the manner in which Real Estate WordPress Theme collects, uses, maintains and discloses information collected from users (each, a “User”) of the http://wprentals.org/ website (“Site”). This privacy policy applies to the Site and all products and services offered by Real Estate WordPress Theme.

Personal identification information

We may collect personal identification information from Users in a variety of ways in connection with activities, services, features or resources we make available on our Site.. Users may visit our Site anonymously. We will collect personal identification information from Users only if they voluntarily submit such information to us. Users can always refuse to supply personally identification information, except that it may prevent them from engaging in certain Site related activities.

Non-personal identification information

We may collect non-personal identification information about Users whenever they interact with our Site. Non-personal identification information may include the browser name, the type of computer and technical information about Users means of connection to our Site, such as the operating system and the Internet service providers utilized and other similar information.

We may share generic aggregated demographic information not linked to any personal identification information regarding visitors and users with our business partners, trusted affiliates and advertisers for the purposes outlined above.

Real Estate WordPress Theme has the discretion to update this privacy policy at any time. When we do, we will revise the updated date at the bottom of this page. We encourage Users to frequently check this page for any changes to stay informed about how we are helping to protect the personal information we collect. You acknowledge and agree that it is your responsibility to review this privacy policy periodically and become aware of modifications.

Your acceptance of these terms

By using this Site, you signify your acceptance of this policy. If you do not agree to this policy, please do not use our Site. Your continued use of the Site following the posting of changes to this policy will be deemed your acceptance of those changes.

1. Parties

  • Operator: Stay Local Holiday Homes LLC, a holiday homes rental operator based in Dubai, registered under DED/DTCM license.
  • Property: The specific accommodation detailed in the Reservation Form.
  • Guest(s): Individuals or organizations booking the Property for temporary accommodation purposes.
  • Visitors: Persons invited by the Guest to the Property who are not staying overnight.

2. Rights of Property Usage

  • Guests agree to rent the Property for the duration and at the rate specified in the Reservation Form.
  • The Property is provided for temporary accommodation purposes only and does not constitute a residential tenancy agreement under Dubai residential tenancy laws.
  • Guests shall not assign, sublet, or grant any license to use the Property or any part thereof to any other party without the prior written consent of the Operator.
  • All Guests or Visitors under 19 years old must be accompanied by adults during check-in.
  • Valid identification documents (such as Emirates ID and/or Passport) must be presented in original during the check-in procedure by all Guests and Visitors; otherwise, entry will be denied.
  • Failure to comply with these obligations may result in termination of the right to occupy the Property and immediate eviction without refund.

3. Reservation

Reservations and services are confirmed and guaranteed only upon:

  • Receipt of all outstanding payments, including rent, security deposit, fees, and taxes.
  • A confirmation email sent by the Operator to the Guest with the booking or reservation number and reservation details.

4. Security Deposit & Damages

  • Guests are liable for any damage to the Property and must accept charges if any damage occurs during occupancy.
  • Guests are required to pay a security deposit as set by the Operator prior to check-in. The security deposit will be collected before check-in and released back within 7 days after departure (it may take longer in certain cases where the Operator requires additional time to assess damages or missing items).
  • The Security Deposit may be deducted automatically without notice to:
    • Repair, replace, or clean anything that is damaged, missing, or stained by the Guest or Visitors inside the Property or in external areas such as the balcony,terrace, backyard, patio, and/or neighboring properties, including Community/Common Areas.
    • Replace lost or damaged keys, access cards, or remote controls.
    • Arrange additional cleaning for excessive dirt (e.g., stained carpets, sofas,furniture, walls, appliances) or excessive waste left in the Property.
    • Arrange laundry or special cleaning in case of smoking or leaving bad odors.
    • Order disinfection with a licensed company if the Guest and/or Visitors were identified or suspected to have COVID-19.
    • Pay penaltiesfor violations such as smoking inside the Property, loud partying or excessive noise during quiet hours, disturbing neighbors or their properties,trespassing security gates, conducting illegal or commercial activities, or other penalties imposed by the Operator, community management, Dubai police,DED, DTCM, or other governing authorities.
    • Cover excessive utility charges beyond normal consumption rates
    • Upgrade internet services or cable channels and cover mobile/international calls made using the Property’s internet/telephone line.
    • Pay fines or penalties imposed by community management or governmental authorities for not following community and local rules and regulations.
    • Cover services/items that the Guest/Visitors ordered via the Operator during their stay.
    • Pay unauthorized early check-in or late check-out charges or unreasonable delays or damages caused to the Operator and its staff in completing their day-to-day tasks.
  • If the collected Security Deposit amount is insufficient to cover incurred charges as mentioned above, the Guest is fully responsible for immediately clearing the remaining balance to the Operator to cover the shortfall.

5. Rates, Currency & Taxes

  • Final rent and service rates are subject to 5% VAT (Value Added Tax).
  • Tourism DirhamFee (TDF) will be calculated for the first 30 consecutive nights of the reservation.
  • For long-term stays, each reservation is valid for a maximum period of 3 months as per DTCM regulations; after which, it must be renewed, and TDF shall apply again for the new reservation.
  • The Operator’s default currency is AED. If the Guest pays using another currency,custom rates set out by the Operator shall apply.
  • In case the Guest has wired money to the Operator’s bank account, the Guest is responsible for covering all bank fees, such as missing amounts due to bank processing or bank exchange rates, upon check-in.

6. Cancellation, Changes & Refunds

  • All rental payments, partial down-payments, reservation and all other service payments are non-refundable for any reason;all reservations are non-transferable to any other party and non-amendable.
  • In case of cancellation, change request, or no-show, a fee equivalent to the value of the entire stay will be levied by the Operator.
  • Security Deposit payment is fully refundable,subject to these terms and conditions.
  • If the reservation is canceled by the Operator for any reason, the entire amount will be refunded to the Guest with no other liabilities.
  • Notwithstanding the foregoing, any loss, failure, or delay arising out of orrelated to the COVID-19 pandemic shall not constitute a force majeure event.

7. Penalties & Eviction

The following violations will lead to immediate actions by the Operator:

  • Loud music, parties, or inappropriate noise levels after 10:00 PM (until 8:00 AM).
  • Trespassing or violating building security measures.
  • Smoking inside the Property (including balconies if restricted by the building management).
  • Disturbing neighbors or engaging in unlawful activities.
  • Any violation of local laws, community regulations, or Operator’s house rules.

In case of violation, the Operator reserves the right to take corrective actions, including eviction without refund, deductions from the Security Deposit, and reporting to local authorities.

8. Governing Law & Jurisdiction

  • These Reservation Terms & Conditions shall be governed and construed in accordance with the laws of the United Arab Emirates.
  • Any dispute arising from these terms shall be exclusively settled in the competentcourts of Dubai.
